Rolling Ground and a Decade of Building
Hydroseeding in Lake in the Hills is shaped by the village's own name. Wikipedia describes the lake and hills of the Old Section as the source of the name, and the village sits at about 814 feet. Woods Creek Lake is the main lake. Rolling lots, short slopes and yards that drain toward water are common here.
A 1990s building wave
The village gained about 17,000 residents in the 1990s, a nearly 400 percent increase. Annexations in the late 1980s and early 1990s pushed it west of Randall Road toward Route 47, and numerous subdivisions went up through the 1990s and 2000s. Those lawns are now 20 to 30 years old, and many were established on thin topsoil. Renovation, overseeding and patching after landscaping projects make up much of the work.
Short slopes, quick runoff
Rolling lots shed water faster than flat ones. When a yard is regraded for a patio or retaining wall, the disturbed slope can wash before seed takes. We match mulch rate to grade and use blankets where the slope is steep or where water concentrates.
Quarry lakes on the border
The Vulcan Lakes, former gravel quarries from Crystal Lake, extend into Lake in the Hills. Gravelly, fast-draining soil is common near old outwash and quarry ground, and lawns there need extra topsoil or compost to hold moisture.
Building out the last parcels
Development slowed by the mid-2000s, and the village has worked to build out its remaining parcels. New lots on those sites need silt fence during construction and hydroseeding at final grade.

Lake in the Hills Questions
My 1990s lawn is patchy. Overseed or start fresh?
Usually overseed with topdressing. A full redo is only needed if the soil is too thin or the grade is wrong.
We just built a retaining wall and the slope above is bare. What now?
Seed it right away with a heavier mulch or a blanket so it does not wash before it roots.
Does gravelly soil near the quarry lakes need anything special?
Extra topsoil or compost to hold water, and more frequent light watering at first.
Do you seed new infill lots?
Yes, with silt fence during construction if the lot needs it.
